Hi All,

Well thought it was about time that i posted a bit of information up about mine and Sarah's new little project. Seen a couple of others post up about their homes so thought another one wont do any harm :Fish:

We have been saving for nearly 3 years now and after putting in lots of overtime and doing private jobs when and where i can we managed to save up £31,000 for our deposit. I need to point out that we couldn't of reached this target without the help of Sarah's parents, My parents and Sarah's Gran who i can't thank enough.

Anyway, a couple of months back we started looking at potential houses and after trawling through paper after paper and pretty much the entire net we found only one possible house that was just ever so slightly out of our price range. To begin with Sarah just wasn't interested in it and was only going to view it as we needed to start looking at what was available. After the first viewing i was in love, it needs alot of work but the potential is just unreal. Every house along the road is different and have different extensions, loft conversions, double garages etc.

The house is a little 2 bedroom semi detached bungalow in need of a serious refurbishment and modenising. Currently vacant as the owner has dementia and is in a nursing home. The house is being sold by a firm of solicitors bassed in London.

After the second viewing Sarah was also in love and finally saw the potential. A day later we put in an offer, £15,000 under the asking price. We where almost certain that the offer would get turned down and sure enough a day later we where told that it was declined. We thought at this point it was going to be all or nothing so we went in at our highest offer of £155,000 (£10,000 under the asking price). We where told that the solicitor was going on holiday the following day and would think about it while he was away and get back to us later, nearly 2 weeks later to be precise. When you waiting for news like that 2 weeks seems like forever, finally they got back to us and it was to say they had declined the offer.

We where both upset but that was that and we thought we needed to move on and look elsewhere. Then about 5 hours later we got a call from the estate agent. The where phoning as the solicitors had changed their minds and had decided to accept our offer. That was nearly 2 months ago, and after a lot more hassle and waiting we will finally be collecting the keys tomorrow. Sarah has now been called into work so its just going to be me going to collect the keys and start ripping the house apart but now the hard graft really starts.

If you thought i wasn't around much the last few months then the next few months will probably be even worse. All my time and money will now be eaten up by this project but i have lots of contacts and friends/family willing to help so there are savings to be made. Im a bit of a perfectionist and this house will be no exception. I have already started drawing up cad drawings for the planning permission that we will be putting in at some point in the next few years. Big Grin

No pictures as of yet but will get some up hopefully tomorrow if i get a chance Big Grin

Yes i seen the pics from yours, you have done some awesome work already Big Grin

Know exactly what you mean, thats why i liked this one as we could put our own stamp on it. Got some big plans for this one and as i can do the planning permission and building regs myself im planning to do something really special with the extension we are planning Big Grin

Tell me about it. The thing is we have NO money, literally! We put every penny we had into buying the house and waht was left went to the solicitors. Although my mate got us £200 knocked off the solicitors fee's. Big Grin

Luckily my dad has his own building preservation company. He said he can supply us with wiring, plasterboard, timber etc and he has even said that when he has empty slots of work he will send some of the guys round to crack on with the house, after all he is paying them anyway so he may as well get them working.

Our first skip arrives tomorrow, free of charge on my dad's business Big Grin
